Charles W. Pollard IV

ATTORNEY

Charles W. Pollard IV is one of the few attorneys who seamlessly combines expertise in civil litigation with a deep understanding of land use law. This unique skill set allows him to address the complex intersection of legal disputes and land development, offering property owners and developers a strategic advantage in both realms. With extensive experience in lake rights, real estate, zoning and land use planning, Chad is able to navigate challenges that many lawyers cannot.

Prior to joining Stuart, Tokarz & Pollard LLC in 2025, Chad served as the managing partner and sole shareholder of Clair, Thompson & Pollard, S.C. His leadership in that role solidified his reputation as a trusted legal advisor in Wisconsin. Chad obtained a judgment at trial removing an unlawful easement pier encroaching upon a 150-foot Association pier and further finding in favor of placement of the Association pier under the extended lot line method. He also argued before the Wisconsin Supreme Court providing clarity to the writ of certiorari deadline for appeals of local board's variance decisions in Moreschi v. Vill. of Williams Bay, 2020 WI 95, ΒΆ 11, 953 N.W.2d 318, 322.

Beyond litigation, Chad has played a pivotal role in land use planning for multiple subdivisions across Walworth County; including Symphony Bay in Lake Geneva, Stone Ridge in Lake Geneva, Vistas of Lake Geneva in Lake Geneva, Harbor Club in Delavan, The Shores of Delavan in Delavan, Prairie View in Williams Bay, and Walworth Prairie in Walworth. His expertise in zoning and planning has helped shape communities while protecting property owners' rights.
